May someone gift all their property during their lifetime to one child so that it is not divided by faraid?
A lifetime gift (hibah) is valid if it meets its conditions and is handed over, but using it to unjustly deny other heirs their rights is condemned, and the Prophet ﷺ required fairness between children in gifts.
When a Companion gave a gift to only one child, the Prophet ﷺ said: fear Allah and be fair between your children, and refused to witness it (Sahih al-Bukhari 2587). Allah also tells those dividing wealth to be mindful of weak offspring (an-Nisa' 4:9). A reasonable gift is for a reasonable need, such as a child who cares for the parents, a child with a disability, or a wife without protection, weighed fairly. A gift not handed over in life, or made during a terminal illness, can be challenged. Document it with a lawyer or estate planner. See the question on gifts to children.
